Never climb into a ground tank yourself; the air inside can be thin. Look through the hatch only.
Usually printed on a plastic or fibreglass tank, say 1,000 or 2,000. Madinah firms price by capacity, so it's the first number they want.
A phone torch on the floor and walls: a brown layer? Green at the edges? A photo of that goes with your request.
Does the lid shut tight? Is the vent mesh whole? Dust and insects get in right here.
Unscrew the shower head or the kitchen tap filter and see what's caught. Grains of sand or flakes tell you what's in the tank.
⚠️ A rotten-egg smell, or water suddenly an odd colour? Switch to bottled water for drinking and cooking until the tanks are washed.
Heat, dust and standing water are behind most of it. The firm confirms once the lid is open.
Summer sun warms the water, and any light through a clear or cracked lid finishes the job for algae. An opaque lid and some shade make a real difference.
Dust storms coat the roof, and the wind carries it in through gaps. In time it becomes a soft layer of silt.
A furnished flat, or a house whose family has been travelling, with water standing for weeks. The smell gives it away the moment you open a tap. A wash before the visitor season is the safer bet.
Not a fault; it's a roof tank in full sun. Shade or outside insulation brings the temperature down.
If the supply was cut and you filled from a bowser of unknown origin, wash and disinfect afterwards.
Possibly a crack in the concrete. That calls for crack repair and an inner lining as well as a wash.
Washing is one job; lining is another with its own price. Know which you're asking for.
The plastic or GRP unit up on the roof.
A concrete chamber beneath a villa's yard or doorway.
An inner coat that stops leaks and contamination.
Fill bottles and jerrycans for drinking and cooking; the supply is off for hours.
In a building, let neighbours know when the water goes off and when it's back.
In summer the roof turns into an oven after midday; an early start is safer for the crew and more careful work.
A shot inside the tank before and after is your proof the job was done.
Give litres and how many tanks you have; keep their answers in the chat.
1,000 litres isn't 5,000. Give them the capacity and ask for a figure per tank.
Ask for the product's name and how long it stays in before rinsing.
The first water after disinfection should be drained away, not sent to the taps.
One visit for both usually works out cheaper than two.
If they suggest lining, ask for the material and whether it's suitable for drinking water.
A wash without a tight lid lets the dust back in within weeks.
Spot one? Stop and ask.
Without scrubbing the walls and pumping the floor, the sediment stays put.
Want to see the crack or leak in a picture before saying yes to the dearer job.
Check for yourself that the lid is shut and the mesh in place before they go.
A sign the rinse wasn't enough. Have them drain the first water.
Prices from tank firms serving Madinah (2025 – 2026). Most are 'from' figures; heavy sediment or awkward access pushes them up.

💡 A villa with tanks above and below? Price both for one visit. Treat lining as its own line item, and say yes only when the damage has been shown to you.
🏨 Letting flats to visitors? A wash before Ramadan or the holiday season costs less than a guest complaining about the water.
Three Madinah tank businesses' web pages supplied these figures, all read in November 2026: a wash table by capacity (November 2025), a page quoting from SAR 200 (2026) and a 2026 lining list. No priced job from a real Madinah customer could be found, so read them as what the firms advertise. What you pay is up to you and the company; Laqeeni has no say in it.
On Madinah firms' tables: about SAR 200 for a 1,000 L tank, 300 for 2,000 L and 500 for 5,000 L. Lining starts at roughly SAR 300 on top.
Firms here usually say every six to twelve months, plus an extra wash after a tanker top-up or if the water changes colour or smell.
The roof tank is baking in direct sun. Shading or insulating it outside cuts the heat, and an opaque lid means less algae.
No. The firm and you settle the price between yourselves; neither side pays Laqeeni anything.
