Pests in your Madinah home? Know what you're fighting first

Three stories come up again and again in Madinah. Summer: the heat drives cockroaches into drains, under sinks and behind the fridge, and they come…

Signs that tell you what's in your home

Take photos of what you find; a picture can change both the treatment and the price.

Switch the kitchen light on suddenly at night

Cockroaches running under the cooker or into the drain? How many and how big tells you whether it's a few strays or a full nest.

Look along the mattress seams

Tiny black dots or faint blood spots on the sheet, and bites in a row on your skin in the morning: signs of bed bugs.

Knock on the woodwork

A door frame or wardrobe that sounds hollow, or thin mud lines on a wall or round a palm's base: a sign of termites.

Check the corners and storeroom

Small droppings, gnawed bags, or scratching in the false ceiling at night means rodents.

⚠️ Don't mix shop-bought sprays or use them near food or children. If a company is spraying, ask when it's safe to go back in.

The pests Madinah households complain about

A first guess. The technician confirms where they're coming from once they've looked.

Cockroaches from the drains in summer

In the heat they move into pipes and drains and come up into kitchens and bathrooms. Gel in the corners plus treating the drains works better than spraying every room.

Bed bugs after guests or travel

They travel in bags and clothes. Rental flats near the Haram can be exposed with guests changing often, and usually need at least two visits.

Insects and rodents near palm farms

Homes next to farms and empty plots see more of them. Sealing gaps round pipes and doors plus spraying the outside helps.

Termites in wood or soil

They come up from the ground into door frames and cupboards. The treatment is different from ordinary spraying, often injecting the soil around the house.

Small ants on the sugar

They come through cracks in the tiles or from the garden. Bait on their trail beats spraying them every day.

Flies at the end of summer

Around bins and planters. Cleaning and lidding the bins comes before any spray.

Flat, furnished flat or villa

The place decides the method and the number of visits.

Family flat

Most requests: cockroaches around kitchens and bathrooms.

  • Ask about gel plus drain treatment, not just spraying the walls.
  • If the whole building has them, agree with neighbours or the landlord to treat every flat.
  • Ask how many weeks between the first and second visit.

Furnished or seasonal let

Guests changing over in Ramadan and the busy seasons.

  • Check the mattresses between guests.
  • Some firms offer a three-monthly contract for furnished flats and hotels.
  • Ask about heat treatment for bed bugs if you can't close the flat for days.

Villa or house with a yard

Garden, palms, an annex and a storeroom.

  • Ask for the outside of the house to be treated as well as the inside.
  • With palms or old timber, ask for a termite check.
  • Put mesh over drain openings in the yard.

Before the spraying team arrives

Empty under the sinks and cupboards

The technician needs to reach the corners where pests live.

Cover food and dishes

Or put them in the fridge. Don't wipe away the gel once it's been applied.

Sort out somewhere for the children

Find out from the firm when you can return, and have children and elderly relatives stay elsewhere.

Wash bedding hot

For bed bugs, a hot wash and drying in the sun help the treatment.

What to ask the pest control firm

Write them on WhatsApp and keep the replies.

  1. Which product, by name?

Get the product named; is it approved by the Saudi Food and Drug Authority?

  2. How many visits will it take?

Bed bugs and heavy cockroach problems usually need a follow-up.

  3. Is there a warranty, and for how long?

If they come back within it, is the second visit free?

  4. When can we go back inside?

It depends on the product. Ask about children and pets.

  5. Do you treat the drains and the outside?

A lot of infestations come from outside the flat.

  6. Whole flat or per room?

    Matters most for bed bugs.

When to stop and ask

There may be an excuse, but take your time before agreeing.

Keeps the product name vague

It's your home; you should know what goes on its walls and floors.

Sprays without inspecting

Treating without knowing the pest and its source usually means it comes back.

A very strong smell afterwards

Some products have little smell. If it's choking, air the house and call the company.

Promises 100% from one visit

Especially with bed bugs and termites. A realistic promise includes a follow-up.

What pest control costs in Madinah

Prices and ranges published for Madinah firms and requests (2026). Area, severity and repeat visits move the figure.

💡 Termites are the priciest item because the soil round the whole house is treated, not just the rooms. Ask them to measure and put the area in the quote.

🏨 Furnished-flat owners: a regular contract often costs less than an emergency spray every time a guest complains, and it catches bed bugs early.

Common questions

How much does cockroach spraying cost for a flat in Madinah?

Published prices for a flat with gel and spray are about SAR 200 – 350, while HomeRun's average across Madinah cockroach requests is SAR 200 – 700 depending on size and severity. Check the warranty and the follow-up visit too.

Our guests left and we found bed bugs. What now?

Wash sheets and clothes hot, don't move the mattresses to another room, and get a company that treats bed bugs in two visits or with heat. Published Madinah treatment starts at about SAR 200.

My house is next to a palm farm. Do I need regular spraying?

An outside treatment every few months usually helps, together with sealing gaps round pipes and doors. Ask for a termite check if there's old timber or trees close to the walls.
