Tiling in Madinah: the heat rushes the adhesive, so don't rush the job

In Madinah's dry summer, cement and adhesive set faster than they should if the base is hot or the work happens at midday, and the result is hollow…

Sort these out first

It's priced per square metre, so the area, the type and the condition set the figure.

Work out the area

Length × width for each room, with bathroom and kitchen walls counted separately. Buy 10% extra for cuts and breakage.

Is an old floor coming out?

Breaking out and removal add cost and time. Mention up front that the existing floor has to come out.

One batch

Check every box carries the same production number, so the shade doesn't change from room to room.

Your deadline

For a flat let to visitors, allow for the working and curing days well before the season.

⚠️ In an occupied building? Check with whoever runs the building about allowed working hours and where rubble goes before anyone starts breaking tiles.

Faults that keep turning up in Madinah tiling

Mostly poor preparation or work done in the heat. The tiler decides the fix.

A tile rings hollow when tapped

The adhesive dried before it gripped, or wasn't spread under the whole tile. Commoner when laid on a hot base at midday.

Cracks in yard or roof tiles

The sun expands tiles and concrete all day. Without movement joints, the stress cracks them or lifts them.

Water standing in the yard after rain

The slope runs the wrong way. One spring shower is enough to show it.

Dark or gritty grout

Dust landed on the grout while it was soft, or it was wiped with a dirty cloth. It's cleaned or redone.

Damp under the bathroom tiles

Waterproofing was skipped before tiling. Regrouting is no cure; the tiles must come up so the base can be sealed.

A different shade

Boxes from different batches. It shows most in large rooms under strong light.

Ceramic, porcelain or marble?

Each has a different fitting rate among Madinah tilers.

Ceramic

Cheapest and lightest, for walls and ordinary floors.

  • The lowest advertised fitting rate.
  • Absorbs more water than porcelain.
  • Suits bathroom and kitchen walls.

Porcelain

Harder and tougher; large slabs in newer homes.

  • Dearer to fit and needs the right adhesive.
  • Large slabs need a perfectly flat base.
  • Pick matt or textured for the yard.

Marble and stone

Entrances, stairs and facades.

  • Dearer to fit.
  • Needs grinding and polishing afterwards.
  • Ask about stain protection.

Working in the heat

Start early

Outdoor laying in summer belongs at dawn or in the last hours of daylight, never around noon.

Dampen the base

A good tiler wets the base before the adhesive on a hot, dry day, so it doesn't suck the water out of the mix.

Protect the grout

Once grouted, shut the windows or cover the area on a dusty day. Soft grout grabs the dirt.

Hold the furniture back

New tiles need a few days to settle. Ask the tiler how many, then move the sofas and wardrobes back.

Ask the tiler

Have the replies in writing, above all on what the rate covers.

  1. Does the m² rate cover materials?

Madinah's published price pages don't always say. Ask: who pays for adhesive, grout and cutting?

  2. How much to break out and remove?

Usually not included. Have them give it as its own figure.

  3. Will you put movement joints in the yard?

For areas in full sun, ask where they'll go.

  4. How will you set the fall?

For a bathroom or yard, get the drain direction pointed out before a single tile goes down.

  5. Who does the bathroom waterproofing?

It has to go down before the tiles. Find out if it's theirs or someone else's job.

  6. How long will it take?

Put the days in the chat, especially for a flat you want ready before the season.

Signs that worry

Raise each one before handing over the last instalment.

Laying at midday on a hot base

In a Madinah summer, that's the biggest cause of hollow tiles.

No level in sight

Large tiles show every slope, and water gives it away.

A big yard with no joints

Sun-driven expansion lifts or splits them within months.

Vague on what's included

The row comes at the end, over who bought the adhesive and grout.

Rough guide

What does tile fitting cost per m² in Madinah?

Approximate per-square-metre rates from one Madinah tilers' price page (2026). It doesn't say whether they're labour only or include materials, so ask.

ServiceRough price
Ceramic fittingSAR 30 – 80 per m²
Porcelain fittingSAR 100 to 250 a square metre
Marble fittingSAR 100 to 250 a square metre
Wall tilesSAR 40 – 100 per m²
Floor tilesSAR 50 – 120 per m²
Outdoor tiles (yard and roof)SAR 80 to 150 a square metre
Bathroom tilesSAR 50 – 150 per m²
Kitchen tilesSAR 120 to 250 a square metre
Stair tilesSAR 50 – 120 per m²
Repairing broken tilesSAR 100 – 250 per job

💡 A worked example: a 20 m² yard at the advertised outdoor range (SAR 80-150 per m²) comes to roughly SAR 1,600-3,000, with breaking out on top if old tiles are there.

🧾 The gap between the lowest and highest figure is wide, because the page doesn't separate labour from all-in. Get written quotes from two or three tilers for the same area.

One 2026 page listing Madinah tilers' rates is the only source here; we read it in November 2026. No other Madinah page with figures, and no priced customer job, turned up, so use these to sanity-check quotes rather than as the answer. What you pay is settled with the tiler; Laqeeni gets none of it.

Common questions

How much is tile fitting in Madinah?

On a 2026 Madinah tilers' price page: ceramic about SAR 30-80 per m², porcelain and marble 100-250, outdoor tiles 80-150. Ask whether that's labour only or with materials.

Why do tiles sound hollow after fitting?

Usually the adhesive dried too fast before it gripped, especially with midday summer work, or it wasn't spread under the whole tile.

Porcelain or ceramic for the yard?

Matt or textured porcelain is tougher and less slippery for yards and roofs; ceramic is cheaper and suits indoor walls.

Does Laqeeni take commission?

Nothing at all. Ring the tiler yourself and pay them directly.
