Before you paint in Madinah: prep, price and brand

Madinah's summer is hot and bright, and dust blows in on the wind. A façade facing the sun fades and peels faster, and an indoor wall holds dust…

The prep that makes the difference

Some of it you do; the rest you make sure the painter does and has priced in.

Wipe the wall

Run a cloth over it. If it comes away dusty, the wall needs cleaning first or the new coat won't grip.

Mark the cracks

Put a small piece of tape on every crack and nail hole. Filling and sanding are sometimes priced separately.

Photograph the old paint tin

If you have a leftover tin, snap the brand and colour code. It makes matching or changing the colour easier.

Rough out the area

Room perimeter × height, plus the ceiling if it's being done. A rough figure is enough to compare quotes.

What sun and dust do to paint

Knowing the cause helps you choose the fix, not just the colour.

The façade has faded

Strong UV breaks down the pigment in ordinary exterior paint. Façades need an exterior paint made for sun.

Peeling on an outside wall

Daytime heat and cool winter nights make the surface expand and contract. There's usually a weak old layer underneath that has to come off.

New paint feels gritty

It went on over dust, or on a windy day with the windows open. Cleaning and sanding first prevents it.

The top-floor room is hot

Heat-reflective paint on the roof or the west-facing wall can take a little heat out. Ask the painter whether it suits your home.

Marks in the kitchen or bathroom

Steam and grease. These rooms need a washable, moisture-resistant paint, which costs more than bedroom paint.

The crack comes back after months

If it's structural, or was just filled without mesh, it returns. Crack repair is a job of its own.

Per square metre, or per room

Madinah painters quote both ways. What matters is knowing what's included.

Per m²

Best for villas, façades and big areas.

  • Agree: walls only, or ceilings too?
  • Ask whether the rate includes materials or is labour only.
  • Measure together and write the figure down.

Per room or per flat

Simplest for a flat or a couple of rooms.

  • Write down exactly how many bedrooms, living rooms and bathrooms.
  • Ask about ceilings and doors: included or extra?
  • The number of coats and the brand should be in the quote.

Pick the right time

Façades away from peak summer

Exterior paint dries too fast in August heat and goes on unevenly. Spring or autumn is easier.

Indoors any time

Just air the house, and switch the AC on once the paint is dry, not before.

Before occasions

Ramadan and Eid keep painters busy. Book weeks ahead.

A day without wind

For the façade, ask the painter to avoid dusty days.

Ask the painter

Get the answers written, especially the brand and the number of coats.

  1. Which brand and which product exactly?

Jotun, Al Jazeera or Sigma, and the type (interior, exterior, washable). The name belongs in the quote.

  2. How many coats, and is there primer?

The sources separate one coat from two coats with primer, and the price gap is clear.

  3. Are filler and sanding included?

Prep alone can run SAR 15 – 30 per m² if the walls are in poor shape.

  4. Will you strip the old peeling paint?

Removing old paint costs extra, but paint over peeling won't last.

  5. Will you cover floors and furniture?

And clean up when you're done?

  6. How many days?

For a villa or façade, ask for a written schedule.

Signs of a rushed job

Not each one means bad work, but keep an eye out.

Starts painting with no cleaning or filler

It looks fine for a week, then the flaws show.

Says 'a top brand' without naming it

Ask to see the sealed tins with the name on.

Uses interior paint on the façade

It fades and peels quickly under the Madinah sun.

A per-m² rate far below everyone else

Usually one coat, no primer, or paint thinned too much.

Common questions

Which is best in Madinah: Jotun, Al Jazeera or Sigma?

All three are widely used, and the difference is usually more about price and product type than brand. What matters is the right type: interior, exterior, or washable for kitchens and bathrooms.

Is per m² or per room better value?

For a small flat, per room is simpler. For a villa or façade, per m² is clearer, as long as you measure together.

Does Laqeeni take commission?

No. You contact the painter yourself, and the price and payment are agreed between you alone.
