Jeddah's sun is strong, summers are hot and the air is humid, and winter rain shows up any weakness in a roof. The right insulation cuts the heat and stops leaks, and the wrong one wastes your money within a year. Before you agree with anyone, learn the difference between the types, what to prepare, and the questions that protect you.
Simple things you can check without going near the roof edge. Go up carefully, and don't walk on a wet roof or one without a parapet.
Length × width gives you the roof area roughly, and every price is per square metre.
After rain, look for puddles on the roof. That means the slope is wrong, and probably the drains aren't clearing.
Photograph the cracks, the drains and any stains inside the home below the roof, and send them to the company before they quote.
Damp stains on the ceiling, or a damp smell on the top floor? A sign the old insulation has come to the end of its life.
⚠️ Not sure who is responsible for the roof? In a shared building the roof usually belongs to everyone, so you need the owners' or the management's approval before any insulation.
The company confirms the cause after inspecting, but this helps you understand what they tell you.
Usually old, cracked insulation, or joints that weren't sealed well around drains and edges. Jeddah's rain is rare, but it shows up any weakness.
An uninsulated roof absorbs Jeddah's sun and heats the ceiling. Thermal insulation cuts the heat and eases the AC.
Near the sea the humidity is higher, especially in towers. A steady leak plus humidity causes mould and stains.
Foam without a reflective acrylic coat on top is damaged by the sun. Ask about the reflective coat before you agree.
Wrong slope or blocked drains. The slope has to be corrected before insulating, or water will get in through any crack.
Insulating a tank is a separate job with water-safe materials, not the same as the roof. Ask about the type.
Each has its use, and the price gap is big. Ask the company why they chose a particular type for your roof.
Waterproof and thermal together, fills cracks and forms one continuous layer.
Waterproofing in rolled sheets, bonded on with heat.
Lightweight boards (foam or wool) for heat.
The roof must be clean and dry before insulating, or the foam or rolls won't stick and will peel quickly.
The slope must run to the drains so water doesn't pool and get in through cracks.
Limit access to the roof afterwards. Shoes and heavy items damage the layer.
Look at the edges and drains before the rainy season, and fix any small crack before it grows.
Ask before any work starts. A good company won't mind.
Measure the roof together, and get the area and the price per metre in writing.
Foam, rolls or boards? How thick is the foam, or how many layers are the rolls? The price changes a lot with this.
Foam needs a reflective acrylic coat. Ask whether it's included in the price.
How many years, and covering exactly what? Get it in writing, even just on WhatsApp.
Cleaning the roof, repairing cracks, correcting the slope. Ask whether this is included in the price.
Asking for a photo report before and after protects you if a leak shows up.
Look at real photos of past work and reviews from earlier customers.
One sign on its own doesn't prove anything, but take care if you see them.
Every roof is different. A price without an inspection is usually an inflated or incomplete estimate.
The insulation won't bond and will peel quickly.
Ask for the warranty in writing, with the number of years and what it covers.
If you pay everything first, you have nothing left to hold back if the job isn't done properly.
All prices are per square metre, and change with the type, thickness and condition of the roof. Use them to spot a quote that's way off, not as fixed prices. Note that sources differ a lot, so ask for a written price after an inspection.
| Service | Rough price |
|---|---|
| Spray foam, advertised starting price (residential roof) | From SAR 12 per m² |
| Dual waterproof and thermal foam (starting price) | From SAR 18 per m² |
| Polyurethane foam (thermal and waterproof) | SAR 30 – 50 per m² |
| Bitumen rolls (waterproofing) | SAR 25 – 40 per m² |
| Lightweight thermal insulation boards | SAR 20 – 35 per m² |
| Tank insulation (depends on capacity) | SAR 400 – 1,200 per tank |
💡 An advertised «from SAR 12» price is usually for the thinnest layer. Enough thickness with a protective coat is closer to the higher prices. Ask about the thickness and the reflective coat before you compare.
📐 A large area usually lowers the price per metre, while cracks, cleaning and correcting the slope raise it. Ask for everything itemised.
A rough guide from 2 sources in Jeddah (November 2026): a Jeddah foam company's page ("starting from" prices), and Jeddah district pages from a single website (the same text is repeated for every district, so we treated it as one advertiser's list) giving SAR 30 to 50 for foam, 25 to 40 for rolls, 20 to 35 for boards and a 5 to 10 year warranty. The two sources differ a lot and we found no real Jeddah customer jobs with prices, so treat these as rough. The final price is agreed between you and the company. Laqeeni doesn't set prices or take commission.
Prices vary a lot by type. One foam company advertises prices starting from SAR 12 per m², while other pages give SAR 30 to 50 for polyurethane foam and SAR 25 to 40 for bitumen rolls. Get a written price after an inspection, with the thickness and the warranty.
Foam is waterproof and thermal together but needs a reflective coat to protect it from the sun. Rolls are excellent for water but aren't a thermal insulator on their own. The company chooses based on your roof and your aim: leaks, heat or both.
Some companies advertise a 5 to 10 year warranty. Ask exactly how many years and what it covers, and get it in writing with a before-and-after photo report.
