Quick checks before you call anyone

They take a few minutes and sometimes save you a call-out. Don't take pipes or the pump apart yourself, and leave anything electrical (like the pump and water heater) to a technician.

Are the valves open?

No water? Check the main valve and the room valve are open, and that the tank has water in it.

Blockage, or a full septic tank?

If your home has a septic tank and all the drains are slow at once, or there's a strong smell outside, the tank is probably full. That needs a tanker, not a plumber.

The meter test

Suspect a hidden leak? Turn off every tap and watch the water meter. If it moves with everything off, there's probably a leak.

Smell from a floor drain

Pour water into the floor drain. If it had dried out, the smell usually goes.

Common plumbing problems in Jeddah homes

And what usually causes them. Only a plumber can say for sure, but this helps you understand what they tell you.

Corroded pipes and fittings

Jeddah's humidity and salty air corrode pipes and taps over time, especially older ones. Corrosion leads to leaks and weak water flow.

Drains that keep blocking

Usually grease and wipes, and in Jeddah also salt build-up in the drains. If more than one bathroom is blocked, the problem is probably the main line or the septic tank.

Strong smell, or water backing up

In homes with a septic tank, it's usually full. It needs emptying by a tanker, then the plumber can check the line.

Drains overflow when it rains

Roof and yard drains clog with dust, and in heavy rain the water backs up. Clear them before the rainy season.

Damp or stains on a wall

A sign of a leak inside the wall. Don't wait: the damage spreads to the electrics and tiles.

Water heater not heating, or leaking

Usually the thermostat or element, and salty conditions shorten a heater's life. Check its breaker is on first; the rest is for a technician.

Small job, drains or hidden leak: what's different

The kind of problem changes who you need, how long it takes, and how to ask about price.

Small jobs

A dripping tap, a leaking cistern, fitting a mixer.

  • In Jeddah, home-service apps are often cheaper for small jobs.
  • Save all the small jobs for one visit.
  • Ask: does the call-out fee come off the bill if they do the repair?

Blocked drains

A basin, bathroom, kitchen, or the main line.

  • Tell them how many bathrooms are blocked, and whether your home has a septic tank.
  • Ask what they'll use to clear it and whether the price is fixed.
  • If it keeps coming back, ask about salt build-up and how to fix it.

Hidden leaks

Damp in a wall, a high bill, or the meter turning.

  • Ask them to find the leak before breaking anything.
  • Leak detection with equipment costs more than a basic visit, but saves breaking tiles for nothing.
  • Ask: who puts the tiles back after the repair?

Before you book, and how to avoid problems

Know where the main valve is

If a pipe bursts you can turn off the water quickly before the plumber arrives.

Photograph the problem

A photo or short video on WhatsApp helps the plumber give you an idea of the price before coming.

Before the rainy season

Clear roof and yard drains, and check that water runs through them.

Septic tanks need a schedule

If your home has a septic tank, don't wait for it to overflow. Ask the emptying company how often it needs doing for its size and the number of people at home.

Questions to ask a plumber

Ask before any work starts. A good plumber won't mind.

  1. What's the price, before you start?

Does it include parts? Does the inspection fee come off if I go ahead with the repair?

  2. Will the parts cope with the salt?

Ask for corrosion-resistant pipes and taps. Cheap fittings rust quickly in Jeddah's climate.

  3. Where exactly is the leak?

Before breaking anything, ask them to find the leak. Detection equipment saves needless breaking.

  4. What warranty do I get?

How long is the guarantee on the work? Get it in writing, even just on WhatsApp.

  5. Can I see the old part?

If a part is replaced, ask to see the old one before it's thrown away.

  6. Can I test it before I pay?

Run the water, flush the toilet, and check nothing drips after the repair.

  7. Can I see photos of past jobs?

Look at photos of past work and genuine reviews from earlier customers.

Warning signs of a bad job

One sign on its own doesn't prove anything, but take care if you see them.

Wants to break walls before finding the leak

Breaking on a guess costs you tiles and walls. Ask them to locate it first.

Unblocks the drain when the septic tank is the problem

If the tank is full, unblocking won't solve anything. Ask whether the problem is the line or the tank.

Wants full payment before starting

If you pay everything first, you have nothing left to hold back if the job isn't done properly.

Same problem back within days

It means the cause wasn't fixed. Ask them to come back under the warranty before paying someone else.

💡 In Jeddah, home-service apps are often cheaper for small jobs (a tap, a small leak), while an independent plumber suits hidden leaks and bigger work. Save all the small jobs for one visit.

🕳️ Emptying a septic tank is a job for a tanker company, not a plumber, and the price depends on the tank's size. Ask for the price before the tanker comes.

A rough guide from 3 sources in Jeddah (November 2026): prices published by a home-service app, and Jeddah plumbers' price tables. We couldn't find enough real Jeddah customer jobs with prices, so treat these as rough. We've left out septic tank emptying because companies only quote by phone. The final price is agreed between you and the plumber. Laqeeni doesn't set prices or take commission.

Common questions

How do I know it's the septic tank and not a blockage?

If all the drains are slow at once, there's a strong smell outside, or water backs up in more than one place, the tank is probably full. One blocked basin is usually an ordinary blockage.

Why do pipes corrode in Jeddah?

Humidity and salty air affect pipes and taps over time, especially in older homes. Corrosion-resistant fittings last longer.

Does Laqeeni take commission?

No. Laqeeni is a directory that connects you with the plumber directly. You agree and pay between you.
