Before you hire an AC technician in Jeddah

In Jeddah the AC runs most of the year, and humidity and sea air are harder on it than in any inland city. Before you call anyone, read this: a few checks you can do yourself, what usually goes wrong with ACs in Jeddah, and the questions that help you avoid a bad job.

Quick checks before you call anyone

They take a few minutes and sometimes save you a call-out. Switch the AC off before you touch the filter, and leave anything electrical to a technician.

Remote and temperature

Make sure it's on Cool mode (not Fan or Dry), set lower than the room temperature, and no timer is on. Try new batteries in the remote.

The filter

Open the front cover and slide the filter out. If it's dusty or has black spots, rinse it and let it dry completely before refitting. In Jeddah's humidity a damp filter brings smells.

The drain pipe

If the AC drips indoors, check the drain pipe outside: is water coming out? If not, it's probably blocked.

Tripped breaker

Look in your fuse box for a switch that has flipped down. Switch it back on once only. If it trips again, leave it off and call a technician.

Common AC problems in Jeddah

And what usually causes them. Only a technician can say for sure, but this helps you understand what they tell you.

Water dripping indoors

The most common fault in Jeddah. Humid air produces a lot of water, and when the drain pipe blocks with dust the water comes back into the room. Don't wait: it damages walls.

Damp or musty smell

Humidity plus dust on the indoor coil lets mould grow within a single season. It needs a deep clean with coil treatment, not just the filter.

Black spots on the vents

A sign of mould inside the unit. Ask for a deep clean and treatment, not just a wipe on the outside.

Rusty outdoor unit or weaker cooling

Salty sea air builds up on the outdoor unit's fins and corrodes them, so the compressor works harder. Ask for the outdoor unit to be washed at every clean.

Not cooling properly

Often a dirty filter, a clogged coil or low gas. Low gas means a leak somewhere, so a refill without fixing the leak only lasts a while.

High electricity bills

In humid air the AC runs longer. Regular cleaning and a sensible temperature make a big difference.

Strange noises or rattling

Often a loose fan or part. Don't ignore it; it tends to get worse.

Trips the power

Don't keep switching it back on. Get a technician to check the compressor and wiring.

Split, window or central: what's different when you hire

Not sure which you have? A split AC has a unit on the wall inside the room and a box outside. A window AC is one box set into the wall. Central AC has vents in the ceiling and no unit in the room.

Split AC

The indoor and outdoor units are joined by copper pipes.

  • Most AC technicians work on them.
  • For a clean, ask if they wash the outdoor unit too. It matters in Jeddah's salty air.
  • If the outdoor unit is high up or on the roof, ask if that costs extra.

Window AC

One unit fitted into a hole in the wall.

  • Ask if they'll clean it in place or take it out of the wall.
  • Taking it out is heavy work, so agree the price for that first.
  • Check the gap around it is sealed again afterwards, to keep out humidity and heat.

Central AC

One large system that sends air through ducts in the ceiling. Found in some villas and larger buildings.

  • Ask if they've worked on central systems before. Not every AC technician does.
  • Duct cleaning is a separate job from servicing the unit, and in Jeddah humidity lets mould build up in ducts, so ask what's included.
  • Expect a price after an inspection, not over the phone.

When to get it serviced

Twice a year

In Jeddah the AC runs most of the year. A full clean before summer, and another after the peak.

Filter every month

In season, clean the filter yourself every month and let it dry completely before refitting.

Run the fan before switching off

Leave the AC on Fan mode for 10 minutes before switching it off. It dries the coil and cuts down mould and smells.

Check the drain monthly

Make sure water is coming out of the drain pipe outside. If it stops, get it cleared before it drips indoors.

Questions to ask a technician

Ask before any work starts. A good technician won't mind.

  1. What's the price, before you start?

Does it include parts? Is there a call-out or inspection fee?

  2. What does the clean include?

Just the filter, or a deep clean of the coil with treatment, plus washing the outdoor unit and clearing the drain?

  3. Is this a gas top-up, or are you fixing the leak?

Low gas means a leak. Ask where the leak is and whether they'll fix it.

  4. What warranty do I get?

How long is the guarantee on the work and on the part? Get it in writing, even just on WhatsApp.

  5. Original or copy parts?

Ask which one they're fitting and what the price difference is, and ask them to write it on the bill.

  6. Can I test it before I pay?

Run the AC for 15 minutes, and check it's cooling and that water is coming out of the drain outside.

  7. Can I see photos of past jobs?

Look at photos of past work and genuine reviews from earlier customers.

Warning signs of a bad job

One sign on its own doesn't prove anything, but take care if you see them.

Needs a gas refill every season

This usually means the leak was never fixed. Ask for the leak to be found and repaired.

Only cleans the outside

But calls it a deep clean. If the smell or black spots come back within days, the coil probably wasn't cleaned.

Wants full payment before starting

If you pay everything first, you have nothing left to hold back if the job isn't done properly.

Replaces big parts without explaining

Like the compressor. Ask why, get the price in writing, and compare it with the cost of a new AC before you agree.

Rough guide

Rough prices in Jeddah (a guide only)

Rough prices for one unit in a home. Use them to spot a quote that's way off, not as fixed prices. The final price depends on the type of unit, its condition and where it's fitted.

Window AC cleaningSAR 60 – 120
Anti-mould coil treatment (add-on)SAR 40 – 80 extra
Gas (Freon) rechargeSAR 150 – 350

Central AC cleaningSAR 300 – 900
Duct and vent cleaningSAR 400 – 1,200

💡 Got more than one AC? Have them all cleaned in one visit. The price per unit drops a lot, and some Jeddah companies advertise from around SAR 35 per unit.

🌊 Ask for the outdoor unit to be washed at every clean. Salt on it makes the compressor work harder, and the compressor is the most expensive part of an AC.

A rough guide from 5 sources in Jeddah (November 2026): prices published by home-service apps, Jeddah AC cleaning companies and deals. We couldn't find enough real Jeddah customer jobs with prices, so treat these as rough. We've left out compressor replacement because we found no Jeddah prices for it. The final price is agreed between you and the technician. Laqeeni doesn't set prices or take commission.

Common questions

How often should I clean my AC in Jeddah?

The filter every month in season, and a full clean by a technician twice a year: before summer and after its peak. Coastal cities need more cleaning than inland ones.

Why does my AC smell?

Humidity and dust on the indoor coil lead to mould. Run the fan for 10 minutes before switching the AC off, and ask for a deep clean with treatment if the smell doesn't go.

Does Laqeeni take commission?

No. Laqeeni is a directory that connects you with the technician directly. You agree and pay between you.
