Jeddah's humidity, salty sea air and air conditioning running all year are all hard on gypsum if it isn't fitted properly. And rain leaks from the roof ruin ceilings. Before you agree with anyone, read this: what to check first, which boards to use in the bathroom and kitchen, and the questions that keep the ceiling firm and crack-free.

Simple things you can check from the floor. Don't climb a tall ladder and open the ceiling yourself.
A sign of a leak from above (rain, an AC or a bathroom). The leak must be fixed before any gypsum work.
Length × width gives you the ceiling area roughly, and helps you compare prices.
Simple or multi-level? Photograph ideas you like from real homes.
Where do the lights and AC vents go? Wiring is electrical work, so agree it from the start.
⚠️ A ceiling that's sagging or tilting? Don't stand under it or touch it, and call a gypsum fitter quickly.
Only the fitter can confirm the cause, but this helps you understand what they tell you.
A sign of a leak from above, from rain, an AC or a bathroom. Fix the leak before replacing the board, or the stain returns.
Jeddah's humidity and steam ruin ordinary boards. Bathrooms and kitchens need moisture-resistant (green) boards.
Air conditioning running all year in humid air causes condensation at vents and ducts. Check the insulation around the AC duct inside the ceiling.
Usually the tape and filler at the joints weren't done well, or the frame is moving. The joint needs redoing.
Humidity rusts screws and the frame if they aren't galvanised. Ask about the type of frame and screws.
The frame isn't fixed properly, or the boards have soaked up water. Don't delay: part of it can fall.
The more levels and decoration, the higher the price.
One level, the simplest and cheapest.
Levels, decoration and cornices.
A light strip inside the ceiling.
Any leak above the ceiling (rain, AC or bathroom) ruins gypsum quickly. Fix it as soon as you see a stain.
Use moisture-resistant (green) boards and run the extractor fan so steam doesn't damage the ceiling.
Ordinary gypsum can't take rain, sun and salt. For exposed areas, ask the fitter about materials made for outdoors.
Don't hang a heavy chandelier from the gypsum alone. It must be fixed to the concrete ceiling.
Ask before any work starts. A good fitter won't mind.
Measure the ceiling together, and get the area and the price per metre in writing.
Ordinary, moisture-resistant or fire-resistant? Bathrooms and kitchens need moisture-resistant.
Ask about the type of frame and screws, and whether they're galvanised. In Jeddah rust ruins a weak frame.
Does the per-metre price include filler, paint and lighting, or are they for another tradesperson?
Ask whether they deal with the cause first, and who is responsible if the same stain returns.
Look at real photos of past work, not design pictures from the internet.
One sign on its own doesn't prove anything, but take care if you see them.
The stain will come back and ruin the new gypsum.
Humidity will swell them quickly. Ask for moisture-resistant boards.
A weak frame is the most common cause of cracks, sagging and rust.
Rain, sun and salt will ruin it. Ask about a material suited to outside.
Most fitters charge per metre including boards and fitting. Use the prices to spot a quote that's way off, not as fixed prices. The price changes with the design, the type of boards and the ceiling height.
| Service | Rough price |
|---|---|
| Gypsum board installation including finishing and lighting | From SAR 90 per metre |
| Luxury designs or imported French gypsum | Up to SAR 150 per metre |
| Gypsum decor for a ceiling (Jeddah customers' average) | SAR 500 – 4,000 per project |
| Whole gypsum board jobs (Jeddah customers' average) | SAR 560 – 12,600 per project |
💡 In bathrooms and kitchens use moisture-resistant (green) boards. They cost a little more, but ordinary boards swell in Jeddah's steam.
📐 More levels, cornices and lighting raise the price. Ask whether the per-metre price includes lighting and painting before you compare fitters.
A rough guide from 2 sources in Jeddah (November 2026): a price page from a Jeddah gypsum contractor (SAR 90 to 150 per metre including finishing and lighting), and averages from customer requests in Jeddah on HomeRun. One real HomeRun example: gypsum on an open outdoor area in Abhur Al Shamaliyah (July 2026) at SAR 1,000. We couldn't find a Jeddah price per metre for boards alone without fitting, so we haven't given one. The final price is agreed between you and the fitter. Laqeeni doesn't set prices or take commission.
According to a price page from a Jeddah contractor, installation with finishing and lighting starts at SAR 90 per metre and reaches SAR 150 for luxury designs or imported French gypsum. Ask whether the price includes painting and lighting.
Humidity, steam from bathrooms and kitchens, and leaks from the roof or AC. Use moisture-resistant (green) boards in wet areas and fix any leak before fitting.
Ordinary gypsum is for indoors. Rain, sun and salt ruin it, so ask the fitter about boards or materials made for outdoors before you agree.
No. Laqeeni is a directory that connects you with the fitter directly. You agree and pay between you.
