In Khobar most painting jobs are flats: a refresh before moving in, a repaint before handing back to the landlord, or a bathroom and kitchen worn out by the humidity. Near the sea there are balcony rails that rust too. Before you agree with a painter, here's what to prepare, who buys the paint, and how to work out the price.
Have these ready before you ask for a price. The quote will be clearer and quicker.
Handing the flat back? Some contracts ask you to return it in the same colour, and some landlords don't allow a colour change without permission.
Wall length × height, minus doors and windows. For a whole flat, note how many bedrooms, bathrooms and living rooms.
Look for peeling or black spots. That's damp that needs treating before painting.
Look at the railings and metal doors: any rust? Those need oil paint, as a separate job.
Know them before, so you can ask the painter about them.
Mould from the humidity. It needs cleaning and an anti-mould treatment, plus a damp-resistant paint. Ordinary paint over it brings the spots back.
Salty sea air rusts metal. It needs the rust cleaned off and an anti-rust primer before oil paint.
Usually water getting in around the window. It needs treating first, or the peeling comes back.
Especially over a dark colour. It needs a primer or an extra coat; ask about it in the price.
Flats get less air than villas. Ask for a low-smell water-based paint, and open the windows.
They get filled and sanded before painting.
Most painters in Khobar charge per square metre. What matters is knowing what's in the price.
You buy the paint.
The painter buys the paint.
The easiest time to paint is while the flat is empty. It's quicker and usually cheaper.
Leave enough time before the handover date, and keep before-and-after photos.
Ask the caretaker about working hours, bringing materials up, and getting rid of rubbish.
Open the windows during and after painting, especially with children at home.
Ask before they start. A good painter won't mind.
Per metre: measure together. A fixed price: write down exactly what's included.
Especially if you have a move-in or handover date. Get it in writing.
And is the mould treated first?
Rust removal, primer and oil paint are all extra work.
Floors, sockets and the kitchen, and a clean-up when you finish.
Real photos, not ones from the internet.
One sign on its own doesn't prove anything, but take care if you see them.
The black spots come back within weeks.
Without cleaning and priming. Rust comes through the paint quickly.
When you have a handover date.
Keep some back until the job is finished.
Most painters charge per square metre. Prices vary a lot with the paint, so use them to spot a quote that's way off, not as fixed prices.
| Service | Rough price |
|---|---|
| Refresh coat over old paint (Eastern Province ads) | From SAR 10 per m² |
| Interior, budget paint, with materials | SAR 25 – 35 per m² |
| Well-known brand, damp-resistant (bathroom, kitchen) | SAR 35 – 50 per m² |
| Oil paint for balcony rails and doors | SAR 40 – 60 per m² |
| Example: 4×4 m room (about 60 m²), refresh coat | From about SAR 600 |
| Example: same room, well-known brand with materials | SAR 2,100 – 3,000 |
💡 Work it out: wall and ceiling area in m² × price per m². An empty flat is cheaper and quicker than a furnished one.
🧾 Before handing back: photograph the walls before and after, and keep the colour name and code in case the landlord asks for touch-ups.
A rough guide from Eastern Province sources (November 2026): a painter's price table including materials, and painters' ads in Dammam and Al Khobar. We couldn't find a table for Al Khobar on its own, and the examples are worked out from the per-metre prices. The final price is agreed between you and the painter. Laqeeni doesn't set prices or take commission.
It depends on your tenancy contract and what you agree with the landlord. Read the contract, and ask the landlord in writing before you book a painter.
An average empty flat usually takes 2 to 5 days, depending on size, the state of the walls and how many painters.
No. Laqeeni is a directory that connects you with the painter directly. You agree and pay between you.
