Dhahran villas usually have a lot of ACs, some of them central or hidden in the ceiling, with outdoor units on the roof in the sun and dust. Servicing a whole house is different from one AC. Here's how to prepare, what to ask about central systems and ducts, and rough prices.
Switch the AC off before you touch a filter. Don't go up on the roof in the heat, and don't open central vents.
How many splits, how many window units, and is there central AC? On which floors? That's the most important thing the technician needs to price the job.
Clean the split filters. For central AC, the filter is usually at the large return vent in the ceiling or wall.
For central AC: make sure it's on cool with the temperature set, and its battery works if it has one.
Big ACs have their own breakers. Check the boards, and switch a dropped breaker back on once only.
And what usually causes them. The technician will confirm.
With central AC it's usually a blocked or disconnected duct, or a closed vent. With splits it's usually just that unit.
Roof sun and dust make the outdoor units work harder. Washing them before summer makes a difference.
Dust and humidity inside the ducts. It needs the ducts cleaned and sanitised, not just the filter.
With hidden central units, the drain tray is usually full or the drain is blocked. Switch it off and call a technician before it ruins the ceiling.
There's a leak. Topping up without fixing it won't last.
Lots of dirty ACs run longer. Servicing the whole house before summer saves money.
Many villas have both. Tell the technician everything you have.
A unit in each room, with outdoor units outside or on the roof.
One big hidden unit, and vents in the ceiling.
March or April, before demand jumps and appointments slip.
Before summer and after the dust season. And filters every month in summer.
Depending on use and dust, or sooner if you notice a smell.
Don't switch every AC off in the heat and humidity. Leave one running at a moderate temperature so the house doesn't get musty.
Ask before they start. A good technician won't mind.
Give them your list of ACs, and ask for one price for everything.
And ask about their experience with ducts and drain trays.
Filters, coils, outdoor units, drains, ducts?
A villa with lots of ACs can take a full day or more.
Don't accept a top-up every year.
On the work and the parts, in writing.
One sign on its own doesn't prove anything, but take care if you see them.
Ask for before-and-after photos inside the ducts.
A proper clean of ten ACs takes time.
The leak hasn't been fixed.
Keep the money until you've run every AC and checked.
Prices from companies serving the Eastern Province. The more units, the lower the price per AC. Central AC and ducts are usually priced after a look.

🧾 Central systems vary a lot with size and number of vents. Ask the technician to look first and give you a written price.
A rough guide from AC cleaning companies serving Dammam and Al Khobar, and real Dammam/Khobar customer jobs (November 2026). We couldn't find prices for Dhahran on its own, and technicians who cover Dhahran usually cover Al Khobar and Dammam. The final price is agreed between you and the technician. Laqeeni doesn't set prices or take commission.
Usually every year or two, or sooner if you notice a smell or dust coming out of the vents.
It's better to leave one or two on at a moderate temperature. Heat plus humidity in a closed house brings smells and mould.
