Laqeeni guide · Al Khobar

Before you hire an electrician in Al Khobar

Many people in Khobar live in flats and apartment buildings, from Ath Thuqbah and Al Khobar Ash Shamaliyah to the Corniche and Al Aziziyah. In a flat, some things are yours to sort out and some belong to the landlord. And the humid sea air is hard on balcony sockets and outdoor lights. Here's what to check yourself, when to tell the landlord, and when to call an electrician.

Safe checks before you call

Don't open sockets or panels, and don't go into the building's electrical room. These checks only.

Your flat's fuse board

Usually by the front door or in the kitchen. If a breaker has dropped, switch it back on once only.

Just your flat, or the whole building?

Ask your neighbours or the building's caretaker. If the whole floor or building is off, the problem is usually at the building's main board, which is the landlord's job.

The balcony

If the balcony socket is rusty or wet from humidity or rain, don't use it and unplug anything in it.

The appliance or the socket?

Try the appliance in another socket, and a charger you know works in the first one.

🔥 Burning smell or smoke? Switch off your flat's main breaker, tell the caretaker, and call Civil Defence (998) if there's a fire.

Common problems in Khobar flats and homes

And what usually causes them. The electrician will confirm.

Rusty balcony or kitchen socket

Humidity and salty sea air corrode copper over time, especially in flats near the Corniche. A rusty socket overheats, so it needs replacing.

Breaker trips with two ACs on

In older flats the breaker or circuit may be too small for today's load. Don't force the breaker, and don't plug extension leads into each other.

Corridor or stairwell lights out

That's usually the building's services. Tell the landlord or the caretaker.

Hot extension lead

A cheap extension lead running a window AC or water heater is dangerous. Big appliances need their own socket.

Older building, repeat faults

In some older buildings in Ath Thuqbah and Al Khobar Ash Shamaliyah the wiring is worn. Tell the landlord and ask for the whole flat to be checked.

Water heater trips the breaker

Usually the element, or water getting into the electrics. Switch off the breaker and have an electrician or plumber look at it.

Landlord or you: who pays?

Check your tenancy contract

Big faults and the main board are usually the landlord's, and things you break are yours. The contract decides.

Tell the landlord in writing

Send a photo and a WhatsApp message, so you have proof you reported it.

Building rules

Some buildings and towers have set hours for work and sign-in for technicians. Ask the caretaker before you book.

If it's on you

Ask for a bill with the work and the price. It helps if there's a disagreement with the landlord later.

Questions to ask an electrician

Ask before they start. A good electrician won't mind.

  1. How much for the visit, and the repair?

And ask whether the visit fee comes off if you go ahead.

  2. Will you use damp-resistant parts?

For the balcony, bathroom and kitchen, ask for water-resistant fittings.

  3. Is the problem in my flat or the building?

Ask them to show you exactly where, so you know who pays.

  4. Do you come at night or on Fridays?

And ask how much extra an emergency visit costs before they come.

  5. What warranty do I get?

Get it in writing on WhatsApp or the bill.

  6. Have you worked in flats before?

Look at their work and genuine customer reviews.

Warning signs of a bad job

One sign on its own doesn't prove anything, but take care if you see them.

Opens the building's board without permission

The building's board belongs to the landlord. A good electrician asks first.

Hides the rust and refits the socket

In Khobar's climate a rusty socket will overheat again. It needs replacing.

Quotes on the phone, then changes it at the door

Get the price on WhatsApp before the visit.

Wants full payment first

Keep some back until you're sure the job is right.

A rough guide from a 2026 Saudi electrical price guide that puts Eastern Province prices close to the national average. Common questions

I'm renting. Who fixes the electrics?

It depends on your tenancy contract. Big faults and the building's board are usually the landlord's. Tell them in writing before you call an electrician at your own cost.

Why do balcony sockets fail so quickly in Khobar?

Humidity and sea air corrode the copper. Water-resistant sockets with covers last longer.

Does Laqeeni take commission?

No. Laqeeni is a directory that connects you with the electrician directly. You agree and pay between you.
