A leaking ceiling when it rains, or a top floor that's burning hot in summer? Before you agree with anyone, read this: what to notice from inside the home, the difference between insulation types, and the questions that stop you paying for insulation that doesn't last.
All from below. Don't go onto roof edges or tall ladders; leave checking the roof to the company.
After rain, look at the top-floor ceilings: stains, drips or peeling paint? Take photos.
Is the top floor much hotter than downstairs in summer? Note which rooms.
Do you know when the roof was last insulated, and is there a guarantee?
The roof area is roughly the same as the floor area. Take it from the house plan if you have one.
🚫 Don't go onto a wet roof, the roof edges or a tall ladder to check. The company inspects the roof.
Only the company can say for sure, but this helps you understand what they tell you.
A clear sign the waterproofing has failed or there isn't any. Don't wait: water reaches the steel and the wiring.
The roof soaks up the sun's heat. Heat insulation cools it down and cuts the electricity bill.
Cracks let water into the concrete. They need treating before any new insulation.
Usually water coming in from the roof. Fix the damp from above before you repaint below.
The slope is wrong or the gutters are blocked. Ask the company to clear the gutters and correct the slope.
Heat is often coming in through the roof. Heat insulation takes the load off the ACs and helps them last.
Many homes need both.
Stops rainwater leaking in (bitumen or membrane).
Cuts the sun's heat (e.g. foam).
Both together.
The best times. Some materials don't work well in extreme heat, so ask the company about timing.
Before the rainy season, have someone qualified clear the roof gutters so water doesn't stand.
Don't let anyone fit a satellite dish or an AC and drill through the insulation without sealing it.
A small crack in the insulation is far cheaper to fix early. Check the ceilings from below after the first big rain.
Ask before you agree. A good company won't mind.
Waterproofing only? Heat? Or both? Ask for the exact material and its thickness.
Measure the roof together, and get the area written in the quote.
Agree a one- or two-day flood test before handover.
How many years, and what does it cover? Get it in writing in the company's name.
Does the price include roof edges, gutters, and openings for pipes and ACs?
Look at photos of past jobs and, if you can, speak to a customer a year or two after their roof was done.
One sign on its own doesn't prove anything, but take care if you see them.
You won't know if it holds until it rains.
Sometimes it leaves out the flood test, gutters and AC openings. Ask exactly what's included.
Without treating them first. Water will get in again.
Insulation is expensive work. Get the guarantee in the company's name.
Most companies charge per square metre including materials and labour. Use these to spot a quote that's way off, not as fixed prices. The price depends on the type of insulation, its thickness and the state of the roof.
| Service | Rough price |
|---|---|
| Waterproofing (bitumen / membrane layer) | SAR 25 – 35 per m² |
| Sprayed foam (polyurethane) | SAR 20 – 55 per m² |
| Full waterproofing and heat insulation | SAR 35 – 75 per m² |
| Foam, 5 cm thick | SAR 70 – 90 per m² |
| Example: 100 m² roof, full insulation | SAR 3,500 – 7,500 |
💡 Ask about a "flood test": they fill the roof with water for a day or two to check for leaks before they finish.
⚠️ A very cheap price per m² sometimes leaves out the flood test, cleaning the gutters and sealing around AC pipes. Ask exactly what's included.

Bitumen is for waterproofing; foam insulates against heat and also keeps water out if it's done properly. Many homes need both waterproofing and heat insulation.
Before the rainy season and before summer. Some materials don't work well in extreme heat, so ask the company about timing.
