Quick checks before you call anyone

They take a few minutes and sometimes save you a call-out. Don't take pipes or the pump apart yourself, and leave anything electrical (like the pump or water heater) to a technician.

Are the valves open?

No water? Make sure the main valve and the valve for that room are open. Sometimes someone closes one and forgets.

The pump's breaker

Tank full but no water? Check the pump's breaker in the fuse box. If it has tripped, switch it on once only. If it trips again, call a technician.

The meter test

Think you have a hidden leak? Turn off every tap and look at the water meter. If it still moves with everything off, there's probably a leak.

Smell from the floor drain

Pour some water down the floor drain. If it had dried out, the smell often goes away.

💧 A pipe leaking badly? Turn off the main valve straight away, then call a plumber.

Common plumbing problems in Riyadh homes

And what usually causes them. Only a plumber can say for sure, but this helps you understand what they tell you.

No water, but the tank is full

Usually the pump, the tank float or a closed valve. A plumber will check the pump first.

Water bill suddenly jumped

Usually a hidden leak or a toilet that runs constantly. Try the meter test above.

Drain blocked or backing up

Usually wipes, or grease in the kitchen. If more than one bathroom is blocked, it's probably the main line.

Sewage smell in the bathroom

Often a dried-out floor drain trap or poor ventilation.

Damp patches on a wall

A sign of a leak inside the wall. Don't wait; the damage spreads to tiles and even wiring.

Water heater not heating

Usually the thermostat or the heating element. Check its breaker is on, and leave the rest to a technician.

Small job, blocked drain or hidden leak: what's different

The kind of problem changes who you need, how long it takes, and how to ask about the price.

Small jobs

A dripping tap, a running toilet, a washing machine connection.

  • Most plumbers do these.
  • Save small jobs for one visit. It's cheaper than a call-out for each.
  • Ask: does the inspection fee come off if they do the repair?

Blocked drains

A sink, a toilet, or the kitchen.

  • Say how many bathrooms are blocked. More than one usually means the main line.
  • Ask what they'll use to clear it, and whether the price is fixed.
  • Ask what you can do so it doesn't happen again.

Hidden leaks

Damp on a wall, a high bill, or the meter moving.

  • Ask them to find the leak before any breaking.
  • Leak detection equipment costs more than a basic visit, but can save you from breaking tiles for nothing.
  • Ask: who puts the tiles back after the repair?

Before you book, and avoiding problems

Know where the main valve is

If a pipe bursts, you can shut off the water before the plumber arrives.

Take a photo

A photo or short video on WhatsApp helps the plumber give you an idea of the price before they come.

No wipes, no grease

Even "flushable" wipes block drains. Let cooking oil cool and bin it; don't pour it down the sink.

Clean the water tank

Once or twice a year protects the pump, the pipes and the water heater.

Questions to ask a plumber

Ask before any work starts. A good plumber won't mind.

  1. What's the price, before you start?

Does it include parts? Does the inspection fee come off if you do the repair?

  2. Which parts will you use?

Ask about the type of tap, pump or heater, and see the part before it's fitted.

  3. Where exactly is the leak?

Before any breaking, ask them to find the leak. Leak detection equipment avoids needless damage.

  4. What warranty do I get?

How long is the guarantee on the work? Get it in writing, even just on WhatsApp.

  5. Can I see the old part?

If a part is replaced, ask to see the old one before it's thrown away.

  6. Can I test it before I pay?

Run the water, flush the toilet, and check nothing drips after the repair.

  7. Can I see photos of past jobs?

Look at photos of past work and genuine reviews from earlier customers.

Warning signs of a bad job

One sign on its own doesn't prove anything, but take care if you see them.

Wants to break walls before finding the leak

Breaking on a guess costs you tiles and walls. Ask them to find the leak first.

Won't give a price upfront

If they won't name a price, or at least a range, before starting, think twice.

Wants full payment before starting

If you pay everything first, you have nothing left to hold back if the job isn't done properly.

The same problem is back within days

The cause wasn't fixed. Ask them to come back under the warranty before you pay anyone else.

Common questions

How much is a plumber's call-out?

Usually SAR 100–250, and some plumbers take it off the repair price if they do the job. Ask before they come.

How do I know if I have a hidden leak?

Turn off every tap and look at the water meter. If it still moves with everything off, there's probably a leak.

Does Laqeeni take commission?

No. Laqeeni is a directory that connects you with the plumber directly. You agree and pay between you.
