- Plumber: Installation, Finishing, Maintenance
- All of Dhahran
- Arabic
Most homes in Dhahran are villas, and many are new, with several bathrooms and water heaters, tanks, pumps and a garden. Before you call a plumber, first check whether the fault is covered by the builder's or developer's warranty. Here are the checks you can do yourself, what goes wrong in villas, and the questions that protect you from a bad job.
Contact them directly. Laqeeni takes no commission.

They take a few minutes and sometimes save you a call-out. Don't take pipes or the pump apart yourself, and leave the water heaters and anything electrical to a technician.
If the villa is new, check the builder's or developer's contract: it usually includes a warranty period on plumbing. Tell them before you pay anyone, and keep your photos.
Check the main valve and the valves for the bathrooms and kitchen are open, and that the tank has water.
Underground tank full but no water reaching the roof tank? Check the pump breaker. If it tripped, reset it once only; if it trips again, call a technician.
Turn off every tap (and the garden line) and watch the meter. If it moves with everything off, there's a leak, and it may be in the garden line.
💧 A leak in a new villa? Don't break anything or repair it before you photograph it and tell the builder in writing. Repairing at your own cost before reporting it may void the warranty.
And what usually causes them. Only a plumber can say for sure, but this helps you understand what they tell you.
Usually a joint or bathroom waterproofing that wasn't done well. Tell the builder and photograph it. Having it fixed by the builder, or with their permission, protects your warranty.
Buried lines are hit by movement, roots and sun. A meter test with the whole house shut off shows whether the leak is outside.
In villas with underground and roof tanks, the cause is the pump, a filter or air in the line. Check the tank has water first.
Villas have many heaters. It's usually the breaker, thermostat or element. Check the breaker first; the rest is for a technician.
Dust blocks the drains, and in heavy rain the water backs up. Clear them before the rainy season.
More than one bathroom blocked at once usually means the main line. Pour water into a dry floor drain, and call if the smell stays.
The kind of problem changes who you need, how long it takes, and how to ask about price.
A dripping tap, a leaking cistern, fitting a mixer or toilet.
Damp in a wall, a turning meter, or a wet patch in the ground.
Weak pressure, a heater that won't heat, a pump that trips.
If a pipe bursts you can turn off the water quickly before the plumber arrives.
The builder's contract and plumbing drawings, if you have them, help the plumber and set out your warranty.
A photo or short video on WhatsApp helps the plumber give you an idea of the price before coming.
Clear roof and yard drains, and check that water runs through them.
Ask before any work starts. A good plumber won't mind.
Does it include parts? Does the inspection fee come off if I go ahead with the repair?
In a new villa, ask before they open up or change anything, so you don't lose the warranty.
Before breaking anything, ask them to find it with equipment, especially if the line is buried.
How long is the guarantee on the work? Get it in writing, even just on WhatsApp.
If a part is replaced, ask to see the old one before it's thrown away.
Run the water, the tank and the heater, and check nothing drips after the repair.
Look at photos of past work and genuine reviews from earlier customers.
One sign on its own doesn't prove anything, but take care if you see them.
Breaking on a guess costs you tiles and yard. Ask them to locate it first.
You may lose your warranty. Tell the builder first and keep the photos.
If you pay everything first, you have nothing left to hold back if the job isn't done properly.
It means the cause wasn't fixed. Ask them to come back under the warranty before paying someone else.
Rough prices for home and villa jobs. Use them to spot a quote that's way off, not as fixed prices. The final price depends on the problem, the parts, and the villa's size and number of bathrooms.
| Service | Rough price |
|---|---|
| Call-out and inspection (usually deducted from the repair) | SAR 100 – 200 |
| Unblocking a drain | SAR 150 – 300 |
| Leak detection with equipment | SAR 200 – 400 |
| Replacing a mixer or cistern | SAR 100 – 250 |
| Water heater installation or service | SAR 150 – 400 |
| Replacing a toilet with bidet spray (real request in Dammam, May 2026) | SAR 250 |
💡 A villa has more bathrooms and heaters, so the full price depends on the number of fittings. Ask for a written estimate for each part (bathrooms, kitchen, garden) rather than one price for everything.
🌱 We couldn't find reliable prices for irrigation lines or pool work, so ask for a written price after an inspection for those.
We couldn't find a price list for plumbers in Dhahran alone, so these are Eastern Province prices from a published list for Dammam plumbers (November 2026; the same table is repeated for every district, so we treated it as one advertiser's list), plus one real customer request in Dammam on HomeRun. We've left out irrigation and pool prices because we found no source. Treat them as rough. The final price is agreed between you and the plumber. Laqeeni doesn't set prices or take commission.
Tell the builder or developer first and photograph the fault, because the plumbing is usually under warranty. Repairing it without telling them may void the warranty.
Turn off every tap inside the house and watch the meter. If it moves, shut off the garden line and test again. If it stops, the leak is in the garden line.
A call-out and inspection is usually SAR 100 to 200, deducted if you go ahead with the repair (Eastern Province prices).
No. Laqeeni is a directory that connects you with the plumber directly. You agree and pay between you.
