Does your Dhahran villa need a carpenter? Read this first

Most homes in Dhahran are villas, and many are new, with lots of doors, wardrobes, dressing rooms and living rooms. The first thing after handover is to list the faults with the doors and woodwork and tell the builder before you pay a carpenter. Here are the checks you can do yourself, what goes wrong in villas, and the questions that protect you from a bad job.

Quick checks before you call anyone

Simple things with an ordinary screwdriver. If the wood is broken or the piece is heavy, leave it to the carpenter.

Is the villa under warranty?

If the villa is new, check the builder's or developer's contract: it usually includes a warranty and a period for reporting snags. Tell them in writing before you pay a carpenter.

Try every door

Open and close every door and built-in wardrobe. Note any that won't close, catch the floor, or are scratched, and photograph them.

Hinge screws

A door or wardrobe door hanging crooked? Tighten the hinge screws. That fixes many cases.

Photograph and count

Photograph the pieces or the problem, and count the doors and wardrobes that need work so the carpenter can give one price.

📋 New villa? Write every woodwork fault, with photos, in one list and send it to the builder in writing. Repairing at your own cost before reporting it may cost you your warranty.

Common problems in Dhahran villas and what usually causes them

Only a carpenter can say for sure, but this helps you understand what they tell you.

Doors that don't close properly in a new villa

Usually hinges that weren't adjusted, or a crooked frame. These are handover snags: tell the builder before you pay a carpenter.

A door that catches the floor or sticks

Wood expands with humidity and temperature changes, and new tiles can raise the floor level. The carpenter adjusts it or planes the bottom.

A built-in wardrobe or dressing room with a problem

Sticking drawers, crooked doors, or shelves that sag. Usually hinges, runners or fixings. Many cases need only a simple adjustment.

Swollen kitchen wood

MDF that has absorbed water from a leak. Fix the leak with a plumber first, then replace the panel.

An outside door or gate faded or cracked

Sun, dust and humidity are hard on outside doors, gates and wooden shades. They need a new protective coat.

Furnishing a whole villa

Lots of furniture is assembled at once. Agree a schedule, the number of carpenters and one written price.

Adjusting and fitting, or furnishing: what's different

The kind of job changes how it's priced.

Snags in a new villa

Doors, built-in wardrobes, hinge adjustment, scratches.

  • Tell the builder first, then agree with a carpenter if they don't fix it.
  • Ask the carpenter for one price covering every snag.
  • Photograph before and after.

Furnishing and assembly

Bedrooms, wardrobes, units, boxed furniture for a whole villa.

  • Send photos of the pieces and their number and ask for one price for everything.
  • Ask how many carpenters are coming and for how many days.
  • Ask whether fixing to the wall is included.

Repairs and outside wood

A door, a gate, a wooden shade, or damaged wood.

  • Send a photo of the problem before they come.
  • Ask what protection they'll use on outside wood.
  • Save all the repairs for one visit.

To make the wood in your villa last

List the handover snags quickly

Note the faults with doors and wardrobes as soon as you take over, and send them to the builder in writing before the snagging period ends.

Leave a gap behind wardrobes

For wardrobes on an outside wall, leave a small gap between them and the wall so air can pass.

Don't hang heavy things without proper fixings

Tall wardrobes and heavy shelves should be fixed with screws that suit the wall type.

Protect outside wood

Renew the protective coat on outside doors, gates and wooden shades every year or two.

Questions to ask a carpenter

Ask before any work starts. A good carpenter won't mind.

  1. Per piece, per room or for the whole villa?

Agree how it's priced from the start, and get the price in writing on WhatsApp.

  2. What's the price for everything?

Send them photos and a list of every door and wardrobe before they come, so the price is clear.

  3. Will this affect the builder's warranty?

In a new villa, ask before they take anything apart or change it, so you don't lose the warranty.

  4. Is fixing to the wall on you?

If wardrobes or shelves are fixed to the wall, ask who supplies the screws and brackets.

  5. What warranty do I get?

If something leans or squeaks after assembly, will they come back and adjust it free?

  6. Can I see photos of past jobs?

Look at real photos of past work and reviews from earlier customers.

Warning signs of a bad job

One sign on its own doesn't prove anything, but take care if you see them.

Won't give you a price first

If they say «we'll see later» and start, think twice.

Repairs a new villa without you telling the builder

You may lose your warranty. Tell the builder first and keep the photos.

Furniture wobbles after assembly

And they leave without adjusting it. Ask them to adjust it before you pay.

Wants full payment before starting

If you pay everything first, you have nothing left to hold back if the job isn't done properly.

Rough guide

How much does a carpenter cost in Dhahran? (rough prices)

Most carpenters charge per piece or per room. These are rough prices; use them to spot a quote that's way off, not as fixed prices. The villa's size and the number of pieces change the price.

ServiceRough price
Taking apart and assembling a children's roomFrom SAR 250
Taking apart and assembling a master bedroomSAR 400 – 600
A bedroom, including the move to another placeFrom SAR 700
Furnishing a villa (3 – 4 bedrooms)From SAR 1,500

💡 Furnishing a villa: ask for one written price that includes the number of carpenters and days, and send photos of the pieces and their number before they come.

🚪 We couldn't find reliable prices for adjusting doors, built-in wardrobes or outside wood, so ask for a written price once they've seen the job, ideally from 3 carpenters.

We couldn't find a price list for carpenters in Dhahran alone, so these are Eastern Province prices from a Dammam carpenter page (November 2026). We expect Dhahran prices to be similar, but we couldn't confirm it. Most sites advertise discounts without base prices, so treat these as rough. We've left out prices for doors, built-in wardrobes and outside wood because we found no source. The final price is agreed between you and the carpenter. Laqeeni doesn't set prices or take commission.

Common questions

The doors in my new villa won't close: carpenter or builder?

Tell the builder first, in writing and with photos, because this is usually a handover snag under warranty. If they don't fix it, then hire a carpenter.

How much does it cost to furnish a whole villa?

Going by Eastern Province prices, furnishing a villa with 3 to 4 bedrooms starts at around SAR 1,500 and changes with the number and size of pieces.

How do I protect outside wooden doors?

Renew the protective coat every year or two, because sun, dust and humidity wear it down. Ask the carpenter which type suits.

Does Laqeeni take commission?

No. Laqeeni is a directory that connects you with the carpenter directly. You agree and pay between you.
