Laqeeni guide · Dammam

Need a plumber in Dammam? Read this before you call

Dammam has older districts like Ad Deirah, Al Amamrah and Al Badi with pipework that's been there for years, and newer villa districts with an underground tank and a pump. On top of that, limescale wears out heaters and mixers, and north-wind dust blocks roof drains. Here are the checks you can do yourself, what goes wrong in Dammam homes, and the questions that protect you from a bad job.

Quick checks before you call anyone

They take a few minutes and sometimes save you a call-out. Don't take pipes or the pump apart yourself, and leave anything electrical (the pump and water heater) to a technician.

Are the valves open?

No water? Check the main valve and the room valve are open, and that the tank has water in it.

The pump breaker

Underground tank full but no water upstairs? Check the pump breaker in the panel. If it tripped, reset it once only; if it trips again, leave it off and call a technician.

The meter test

Suspect a hidden leak? Turn off every tap and watch the water meter. If it moves with everything off, there's probably a leak.

Smell from a floor drain

Pour water into the floor drain. If it had dried out, the smell usually goes.

Common plumbing problems in Dammam homes

And what usually causes them. Only a plumber can say for sure, but this helps you understand what they tell you.

An older house where leaks keep coming back

In older districts like Ad Deirah, Al Amamrah and Al Badi, some pipes are old and wear thin inside. Fixing one section can show up a second leak nearby. Ask the plumber about the condition of the whole run.

Limescale in the mixer and heater

Scale builds up in the mixer and shower openings and inside the water heater. It weakens the flow and shortens the heater's life. Cleaning or replacing the part usually fixes it; for the heater, ask about draining and cleaning it.

Pump runs but the pressure is weak

In villas with an underground and a roof tank, the cause is the pump, a filter or air in the line. Check the tank has water before calling anyone.

Roof and yard drains blocked

North-wind dust piles up and blocks the drains, and in heavy rain the water backs up and comes in. Clear them before the rainy season.

Drains that keep blocking

Usually grease and wipes. If more than one bathroom is blocked at once, the problem is probably the main line, not the basin.

Damp or a stain on a wall

A sign of a leak inside the wall, or in the ceiling below. Don't wait: the damage spreads to tiles, paint and the electrics.

Small job, drains or hidden leak: what's different

The kind of problem changes who you need, how long it takes, and how to ask about price.

Small jobs

A dripping tap, a leaking cistern, fitting a mixer or toilet.

  • Save all the small jobs for one visit.
  • Ask: does the call-out fee come off the bill if they do the repair?
  • Agree who buys the part, so the price doesn't creep up.

Blocked drains

A basin, bathroom, kitchen, or the main line.

  • Tell them how many bathrooms are blocked.
  • Ask what they'll use to clear it and whether the price is fixed.
  • If it keeps coming back, ask for a camera check of the line.

Hidden leaks

Damp in a wall or ceiling, a high water bill, or the meter turning.

  • Ask them to find the leak with equipment before breaking anything.
  • Detection costs more than a basic visit, but saves breaking tiles for nothing.
  • Ask: who puts the tiles back after the repair?

Before you book, and how to avoid problems

Know where the main valve is

If a pipe bursts you can turn off the water quickly before the plumber arrives.

Photograph the problem

A photo or short video on WhatsApp helps the plumber give you an idea of the price before coming.

Before the rainy season

Clear roof and yard drains and check the water runs through them. Streets in Dammam can flood in heavy rain.

Descale your mixers

Cleaning mixer and shower openings now and then makes them last longer and keeps the pressure up.

Questions to ask a plumber

Ask before any work starts. A good plumber won't mind.

  1. What's the price, before you start?

Does it include parts? Does the inspection fee come off if I go ahead with the repair?

  2. What's the rest of the pipework like?

In older homes ask whether the rest of the run is worn, so you don't pay for a new leak a week later.

  3. Where exactly is the leak?

Before breaking anything, ask them to find the leak. Detection equipment saves needless breaking.

  4. What warranty do I get?

How long is the guarantee on the work? Get it in writing, even just on WhatsApp.

  5. Can I see the old part?

If a part is replaced, ask to see the old one before it's thrown away.

  6. Can I test it before I pay?

Run the water, flush the toilet, and check nothing drips after the repair.

  7. Can I see photos of past jobs?

Look at photos of past work and genuine reviews from earlier customers.

Warning signs of a bad job

One sign on its own doesn't prove anything, but take care if you see them.

Wants to break walls before finding the leak

Breaking on a guess costs you tiles and walls. Ask them to locate it first.

Changes a part without showing you the old one

Ask to see the part that was replaced, and check it was the one that had failed.

Wants full payment before starting

If you pay everything first, you have nothing left to hold back if the job isn't done properly.

Same problem back within days

It means the cause wasn't fixed. Ask them to come back under the warranty before paying someone else.

Rough guide

How much does a plumber cost in Dammam? (rough prices)

Rough prices for home jobs. Use them to spot a quote that's way off, not as fixed prices. The final price depends on the problem, the parts and how hard it is to reach.

ServiceRough price
Call-out and inspection (usually deducted from the repair)SAR 100 – 200
Unblocking a drainSAR 150 – 300
Leak detection with equipmentSAR 200 – 400
Replacing a mixer or cisternSAR 100 – 250
Water heater installation or serviceSAR 150 – 400
Replacing a toilet with bidet spray (real request, May 2026)SAR 250

💡 Real Dammam examples (2026): a bathroom-smell check came to SAR 250 (September), and replacing the taps in two bathrooms and a kitchen in Saihat came to SAR 1,959 (June). Bigger jobs change with the number and type of fittings, so get a written price.

🌙 Emergency call-outs after hours and on holidays usually cost more. If the fault won't do harm before morning, shut the valve and wait.

A rough guide from 2 sources in Dammam (November 2026): a published price list from Dammam plumbers (the same table is repeated for every district, so we treated it as one advertiser's list), and real customer requests on HomeRun in Dammam. We couldn't find an official price list, so treat these as rough. The final price is agreed between you and the plumber. Laqeeni doesn't set prices or take commission.

Common questions

How much does a plumber charge in Dammam?

A call-out and inspection is usually SAR 100 to 200, often deducted if you go ahead with the repair. Unblocking is roughly SAR 150 to 300, and leak detection with equipment SAR 200 to 400.

Why do mixers and heaters wear out quickly?

Limescale builds up in the openings and inside the heater. Cleaning or replacing the part usually fixes it, and a plumber can tell you whether you need a filter.

Who do I call if the pump won't run?

Check the breaker and the tank first. If the power is fine and it still won't run, call a plumber or pump technician. A fault in the pump's electrics is for an electrician.

Does Laqeeni take commission?

No. Laqeeni is a directory that connects you with the plumber directly. You agree and pay between you.
