Laqeeni guide · Al Khobar

Does your Al Khobar flat need a plumber? Read this first

Most people in Al Khobar live in flats and towers, and many rent. A leak here usually means a neighbour below, a building manager and a tenancy contract, not just a pipe. Here is what to check yourself, how to tell whether the fault is yours or the building's, who pays, and the questions that protect you.

Quick checks before you call anyone

They take a few minutes and sometimes save you a call-out. Don't take pipes apart yourself, and leave the water heater and anything electrical to a technician.

Your flat's shut-off valve

Find the water valve for your flat (often by the entrance or in the service room). Knowing where it is lets you shut the water quickly during a leak.

The meter test

Turn off every tap and watch the meter. If it moves with everything off, there's a leak in your flat. If it doesn't, the problem is probably another line or a flat above you.

Pin down where the leak is

Photograph the stain and note exactly where: by the bathroom? Under the kitchen sink? Near the AC drain? It saves the plumber's time and shows who is responsible.

Smell from a floor drain

Pour water into the floor drain. If it had dried out, the smell usually goes.

💧 Water coming through your ceiling? If the leak is from your own flat, shut your flat's valve, photograph the stain, and tell the building manager or landlord the same day. Dated photos protect you later.

Common plumbing problems in Al Khobar flats

And what usually causes them. Only a plumber can say for sure, but this helps you understand what they tell you.

A damp stain on your ceiling

Usually a leak from the flat above or a shared line in the building. Don't repair at your own cost before reporting it, because who pays depends on where the leak is.

A leak from your flat into the one below

Often tired bathroom waterproofing, a drain, or a washing machine hose. Delay lets the damage reach your neighbour, and you may end up paying for their repairs.

AC drain dripping

The flat's and balcony's AC drain blocks with dust and drips onto neighbours or the facade. A plumber or AC technician can clear it.

Rust on balcony and yard taps

Al Khobar's seaside air carries salt and humidity that rusts exposed fittings. Ask for corrosion-resistant parts.

Weak pressure on upper floors

In towers, pressure depends on the floor and the shared pump. Check whether neighbours have the same problem first, because the fault may be the building's.

Drains that keep blocking

Usually grease and wipes. If more than one bathroom is blocked, or the neighbours have the same problem, the building's main line is probably at fault.

Inside your flat or in the building: what's different

Where the fault is decides who fixes it and who pays, and how to ask about price.

Inside the flat

A tap, mixer, cistern, a leak under the basin, the water heater.

  • Usually the tenant's job if it's ordinary wear.
  • Read the contract: some set a cap on maintenance the tenant pays.
  • Ask the landlord before any big job.

The building's pipes or a shared line

A leak from above, floor drains, weak pressure across the building.

  • Usually the landlord's or building management's job.
  • Report it in writing (WhatsApp) and keep the photos.
  • Don't pay before you know who is responsible.

Hidden leaks

Damp in a wall, a high water bill, or the meter turning.

  • Ask them to find it with equipment before breaking anything.
  • Ask who puts the tiles back after the repair.
  • Photograph everything before and after.

Before you book, and how to avoid problems

Know your flat's valve

During a leak you can shut the water quickly before it reaches your neighbour.

Photograph before anything else

Dated photos of the fault and where it is protect you in any dispute with the landlord or neighbour.

Tell the landlord in writing

A WhatsApp message to the landlord or building manager proves you reported it when you found it.

Clear the AC drain

Before summer, clear the flat's and balcony's AC drain, or ask an AC technician to.

Questions to ask a plumber

Ask before any work starts. A good plumber won't mind.

  1. What's the price, before you start?

Does it include parts? Does the inspection fee come off if I go ahead with the repair?

  2. Is the fault in my flat or the building?

Ask them to identify the source and photograph it, so you know who pays and don't take on work that isn't yours.

  3. Will you give me an invoice and a description of the work?

A tenant usually needs an invoice to claim from the landlord. Ask for the work and price in writing.

  4. What warranty do I get?

How long is the guarantee on the work? Get it in writing, even just on WhatsApp.

  5. Can I see the old part?

If a part is replaced, ask to see the old one before it's thrown away.

  6. Can I test it before I pay?

Run the water, flush the toilet, and check nothing drips after the repair.

  7. Can I see photos of past jobs?

Look at photos of past work and genuine reviews from earlier customers.

Warning signs of a bad job

One sign on its own doesn't prove anything, but take care if you see them.

Wants to break walls before finding the leak

Breaking on a guess costs you tiles and walls, and in a rented flat you could be charged for it.

Won't give you an invoice or a note of the work

In a rented flat you can't claim from the landlord without one.

Wants full payment before starting

If you pay everything first, you have nothing left to hold back if the job isn't done properly.

Same problem back within days

It means the cause wasn't fixed. Ask them to come back under the warranty before paying someone else.

Rough guide

How much does a plumber cost in Al Khobar? (rough prices)

Rough prices for flat and home jobs. Use them to spot a quote that's way off, not as fixed prices. The final price depends on the problem, the parts and how hard it is to reach (high floors, lifts).

ServiceRough price
Call-out and inspection (usually deducted from the repair)SAR 100 – 200
Unblocking a basin, bathroom or kitchenSAR 150 – 300
Leak detection with equipmentSAR 200 – 400
Replacing a mixer or cisternSAR 100 – 250
Water heater installation or serviceSAR 150 – 400

💡 In a flat, save all the small jobs (a mixer, a cistern, the kitchen tap) for one visit, and ask the plumber for an invoice you can claim from the landlord.

🌙 Emergency call-outs after hours and on holidays usually cost more. If the leak is small, shut your flat's valve and wait for morning.

We couldn't find a price list for plumbers in Al Khobar alone, so these are Eastern Province prices from a published list for Dammam plumbers (November 2026; the same table is repeated for every district, so we treated it as one advertiser's list). We expect Al Khobar prices to be similar, but we couldn't confirm it. Treat them as rough. The final price is agreed between you and the plumber. Laqeeni doesn't set prices or take commission.

Common questions

Leak in a rented flat: who pays?

Damage from ordinary wear usually falls on the landlord, depending on your contract, while small maintenance repairs fall on the tenant. Read the contract and tell the landlord in writing before you repair anything.

Water coming from the flat above me, what do I do?

Photograph the stain, tell the building manager, the neighbour and the landlord the same day, and ask a plumber to find the source. Don't repair at your own cost before you know who is responsible.

How much is a plumber's call-out in Al Khobar?

A call-out and inspection is usually SAR 100 to 200, deducted if you go ahead with the repair (Eastern Province prices).

Does Laqeeni take commission?

No. Laqeeni is a directory that connects you with the plumber directly. You agree and pay between you.
